The Brief

The first thing we need to do is to take a detailed brief on your property requirements. We do this by meeting
you at a time and place which is convenient for you. For those looking for a new home, rather than an
investment property we recommend your own home as the venue. This allows us to gain an invaluable insight
into your lifestyle and your tastes and preferences. If your home is not a convenient place to meet we have
also met clients in their offices or even local coffee shops. At the meeting we will establish the desired
location of the property and other key criteria such as its style and condition and any other factors which
will concern the purchase such as budget and timescale.
The Search

We are professional house hunters – which means we work full-time at finding properties for you and because
we are able to work full-time on your search we are able to drastically shorten the time it takes you to
purchase a property. We will register with every estate agent in your search area and be in continued
contact with them regarding developmets on their individual books. This process means we will be comprehensively
covering all developments in your search area. We forge a relationship with the estate agents which
encourages them to prioritise us when new properties come on the market. This is because they understand
we represent serious buyers, who are ready to proceed swiftly with their purchase which makes us more
profitable for them. Indeed our whole approach encourages both estate agents and private sellers to give us
first refusal on a property, in the hope of saving time and marketing costs.
The Shortlist / Assessment

Every property we source is posted in your
personal portfolio database and is assessed in accordance with the criteria you have given us
in your briefing. Our assessment is posted online for you to view and there is also a section for you to post
your own comments. This becomes particularly useful when several properties have been sourced and you wish to
compare and contrast their various attributes.
Based on our assessment, those properties deemed most appropriate will be viewed by us. At the viewing we
will take internal and external digital photos and video footage to give you a better overview of the
property and its location.
These photos will be posted in your
personal portfolio database on the same day along with our own assessment. Our pictures will be unbiased
and will show you the best and worst aspects of any property. You do not have to wait days to receive them
in the post and you do not have to worry about not receiving them via email because they take up too much of
your email inbox capacity. You can view unlimited pictures on unlimited properties 24/7 as they are all stored
on our server for your own convenience. You are free to post your own comments on each property and the database
is fully searchableby price, location and all your key criteria.
Our assessments are there for you to decide which of the short listed properties you wish to view, saving
you wasted journeys and unsatisfactory viewings.
Accompanied Viewings
We will arrange all your viewings at times convenient to yourselves and can accompany you whenever required.
This means that we can field all your questions on the spot and discuss any points that may be raised during
the viewing there and then.

Once you have chosen the home you wish to purchase we can handle the negotiations on your behalf and secure
the property at the lowest possible price.
